What We Deliver
We put people and insight first. Because when decisions are grounded in how places are used, they feel better, work better and last longer.
Our consultancy combines insight, strategy and collaboration to shape briefs that are grounded in real needs, not assumptions. Whether supporting masterplanning, workplace change or early-stage brief writing, we create clarity, build consensus and reduce risk.
The result is a shared direction that leads to better decisions, stronger outcomes and spaces that genuinely work for the people who use them.
Brief Writing
Brief writing helps you understand and articulate what success looks like for your project in a way that everyone can understand.
Rooted in our People Architecture approach, we analyse data gathered through engagement to understand the challenges and opportunities in the context of goals and needs of the people and organisations involved. We translate input from stakeholders and users into a clear, actionable brief that defines the spatial, functional and cultural requirements of the project.
We bring:
- A structured and evidence-led approach
- A clear, actionable project brief
- A consistent reference for design and delivery
- Engagement with stakeholders and users at all levels
Workplace Consultancy
Periods of workplace change can be stressful for individuals and organisations alike.
We help organisations understand how people actually work, separating the tasks they perform from the spaces they think they need, to create workplaces that work for both the staff and the organisation. Our role is to bridge that gap by combining empathy with data,
engagement with strategy, and practical solutions with cultural understanding. Through listening, evidence and insight, we define the spatial, functional and cultural requirements that shape a clear and actionable Workplace Brief.
We bring:
- Listening, evidence and insight to understand how people actually
work - Engagement with stakeholders to ensure alignment and buy-in
- A clear, actionable Workplace Brief that supports design and
decision-making - A structured approach that reduces risk, uncertainty and costly
redesign later
Sustainability Strategy
Our sustainability service helps you cut through complexity, helping you to understand and agree a clear, realistic and bespoke sustainability direction from the outset.
Working closely with you and your stakeholders, we define what true sustainability ‘success’ looks like, explore the options available and agree the right route for your project. The outcome is a proportionate, deliverable approach that enables buildings to perform better economically, socially and environmentally.
We bring:
- Clear sustainability vision and priorities from early-stage scoping
- Defined objectives, responsibilities and performance expectations
- A structured framework with measurable metrics to guide delivery
- Ongoing guidance, monitoring and support throughout the project
lifecycle
Passivhaus & Other Sustainability Services
As part of our wider sustainability service, we provide specialist guidance to pursue full Passivhaus certification or apply Passivhaus principles in a way that suits your project.
Working closely with architects, engineers and contractors from the outset, we help
shape the building fabric, manage risk and ensure performance targets are realistic, buildable and cost-aware.
We make what can feel like a complex process clearer, coordinating modelling, supporting certification and offering practical advice through design and construction.
We bring:
- Specialist guidance to support Passivhaus certification or
principles - Early input to reduce risk and shape performance from the
outset - Clear performance targets and coordination across the project
- Ongoing support through design, construction and certification

Principal Designer (BSA & CDM)
We help you confidently integrate health, safety, and compliance into high quality design.
Good health and safety doesn’t happen alongside the design – it is achieved through it. Acting as Principal Designer under the Building Safety Act and CDM regulations, we support Clients in navigating complex statutory duties by embedding safety, compliance, and effective coordination into every stage of the design process.
Working closely with Clients, designers, and consultants we establish clear governance, define responsibilities, coordinate decision making and maintain the evidence needed to demonstrate compliance. Our structured approach reduces uncertainty, supports collaboration, and helps projects progress confidently through design and delivery.
Our approach provides:
- Expert guidance on roles, duties, and responsibilities under the Building Safety Act and CDM regulations.
- Early design input that reduces risk and supports regulatory compliance.
- Structured governance that promotes effective collaboration across the project team.
- Clear, auditable records that demonstrate compliance and support informed decision making.
For GT3, effective Principal Designer services are measured not by the production of compliance documents, but by the quality of the conversations, collaboration and the design decisions they support.
Pre & Post Occupancy
We support better decisions by understanding how buildings are experienced, used and
operated.
We work with clients, design teams and users to test assumptions before occupation and gather evidence once buildings are in use. Through engagement, observation and analysis, we help bridge the gap between design intent and real-world performance, providing clear insight into what is working well and where improvements can be made.
We bring
- Testing assumptions through engagement, workshops and
observation - Clear evidence of how spaces are used and perform in practice
- Insight into user behaviour, workflows and operational needs
- Practical recommendations that support continuous improvement
