Green Incubator was conceived as a specialist business hub supporting start-ups and growing companies operating within the environmental and low-carbon sectors. The project formed part of the wider strategy to diversify the local economy while attracting innovative businesses to the region.

The three-storey building provides approximately 30,000 square feet of managed workspace, incorporating 41 flexible office, workshop and hybrid business units capable of accommodating businesses at different stages of growth. Adaptability was fundamental to the design, allowing occupiers to expand within the building as their businesses developed while creating opportunities for collaboration between tenants.

Sustainability underpins every aspect of the project. Designed to achieve a BREEAM Outstanding rating, the building integrates advanced environmental technologies alongside a highly efficient building fabric to minimise operational energy use and reduce carbon emissions. As one of the first office developments in the UK to achieve this certification, Green Incubator established a new benchmark for sustainable commercial architecture while creating an inspiring workplace that supports innovation and business growth.
