Project details

Eclipse Leisure Centre is a cutting-edge community hub in the centre of Staines-upon-Thames. Delivered for Spelthorne Borough Council, the £50 million facility is Europe’s largest 50:50 wet and dry leisure centre designed to Passivhaus standards, setting a new benchmark for sustainable leisure design.

Replacing an end-of-life leisure centre, the completed facility brings together a 25m competition pool, 20m community pool, learner pool, gym, sports hall, squash courts, studios, climbing wall, café and rooftop pitches within a compact, highly efficient building. A fabric-first approach, optimised orientation, careful glazing ratios, thermal zoning, low-energy services and heat recovery help reduce typical operational energy use by 50-60% and water consumption by 40-50%.

Key Deliverables

  1. 01

    Commercial Value

Designed to reduce the operational pressures typically associated with large wet and dry leisure facilities, the centre delivers long-term commercial value through a low-energy, low-resource approach. Its Passivhaus-led design cuts operational energy use by up to 60% and reduce water consumption by up to 40%, helping Spelthorne Borough Council manage running costs and create a more resilient public asset. By combining efficient performance with a broad mix of facilities, the centre supports both community use and long-term operational viability.

  2. 02

    Social Impact

Eclipse Leisure Centre has generated £8.5 million in social value for the local community, creating a more inclusive and accessible destination for health, wellbeing, sport and recreation. Shaped by engagement with residents, local clubs, staff, disability groups and dementia groups, the design removes barriers to participation and supports a wider range of people to use the centre with confidence. The result is a community hub that goes beyond leisure provision, helping to improve access, wellbeing and social connection across Staines-upon-Thames.
