Project details

Redcar & Cleveland Leisure and Community Heart is a landmark regeneration project that transformed the heart of Redcar by bringing together leisure, civic, business and community facilities within a single destination. Designed as the centrepiece of the town's regeneration, the development continues to support health, wellbeing, enterprise and civic life more than a decade after opening.

Following the completion of Redcar’s town centre masterplan, GT3 was commissioned by Redcar & Cleveland Borough Council to design a flagship development that would redefine the urban core and stimulate long-term regeneration. Won through competition, the project became the largest regeneration scheme in the town’s recent history and established a new civic focus for residents, businesses and visitors alike.

The development combines a modern leisure centre, civic facilities, business centre, basement parking and extensive public realm into a single integrated destination. Arranged around a new civic square and connected by a tree-lined boulevard, the scheme successfully reunites previously fragmented parts of the town while encouraging movement, activity and social interaction. Leisure facilities include an eight-lane gala pool, teaching pool, splash pool, FlowRider surf simulator, sports hall, fitness suite and flexible activity spaces designed to support a wide range of users.

Extensive engagement underpinned every stage of the project, with more than 63 meetings held with sporting groups, schools, community organisations, businesses and elected members. This collaborative approach directly influenced the brief, improved community ownership and generated approximately £2 million in construction savings without compromising quality, resulting in an award-winning development that continues to play a vital role in everyday life across the borough.

Key Deliverables

  1. 01

    Commercial Value

By integrating leisure, civic services, business accommodation and public realm within one development, the project created a highly efficient and adaptable civic destination. Shared facilities reduced construction costs while supporting long-term operational efficiency, encouraging inward investment and helping stimulate wider regeneration throughout Redcar town centre.

  2. 02

    Social Impact

More than a leisure centre, Community Heart has become a focal point for everyday life in Redcar. It provides opportunities for sport, fitness, business, civic engagement and community events within one accessible location. Designed through extensive public engagement, the building continues to support healthier lifestyles, social connection and community pride while adapting to changing local needs more than a decade after completion.
