‘High-quality, landscape led, low density sustainable development’
Ponteland Garden Village is located on the southern edge of Ponteland Village, adjacent to Darras Hall and within 15 minutes drive of Newcastle City Centre. It is an affluent and attractive residential area which has seen very little development in the last 25 years resulting in an ageing population and limited facilities for families and young people.
This development will help to achieve a sustainable future for Ponteland & Darras Hall based on an holistic, long-term development strategy founded on the unique history, character and grain of both neighbourhoods. The masterplan will meet the needs of the town and its community through the provision of a range of uses and activities that complement and enhance existing features and facilities and in so doing add to the image, environment and economy of the local area.
The development is based on the founding principles of the traditional English Garden Suburb movement and will include the following features:
A carefully planned extension of an existing town based on healthy and sustainable principles;
• A leafy, park-like environment;
• A distinct community with its own identity;
• An abundance of well distributed open space;
• Strict land use zoning for housing and commercial areas; and
• Housing designed for families with ample gardens.
The masterplan will provide 430 new homes, 60 retirement apartments, 15,000sqft of office space to support local businesses and a new community building. Over 30% of the site is given over to open space and the housing density is 15 units per hectare.
